That's an unregulated power supply, so you're going to get around 1.4 times the AC voltage out of the DC side.  If you put 18 volts AC in, you'll get around 24-25 volts DC out.

No truth in advertising there!

How much current are you looking for from the DC output?

That's why I make my own.

You can buy one that does several amps from Amazon for $14 for four of them.

That pesky difference- RMS input AC voltage VS a DC voltage that without load is basically resulting in V-peak.

#1 there is no regulator, so expecting 12V out is probably your first problem.

that board does nothing more than convert and smooth AC to DC based on the components. It doesn't do jack squat for regulating the voltage output.
