I don't know about trains but I'd fill that 10 car garage with cars. I only have room for one Thunderbird at home. With a 10 car garage I could have 9 more.
Besides that place has to have a basement right?
My new neighbors just built a 3500 square foot house next door. I saw their basement and thought "wow I could fit a huge layout in here". Not impressed by the big fancy kitchen. I was impressed by a giant open basement .

I, too, would use the 10-car garage for cars, I'm afraid. OK, half of it. I can't afford 10 cars that I'd want. I already have two, and I live alone. There would be a couple more, for sure. No Blue Ovals or Bow Ties, I'm afraid. A couple of more Mopars and at least one Porsche 356 (replicas are just fine).
The other 5 stalls could be all O-gauge-y.
I would not have any clue about how I could use a 10-car garage, I will never own more than 2 cars, as I am not a car person. I would probably have to keep one garage bay free for when here sister comes up to visit. Then I don't think my wife would let me fill up the rest of the spaces with a train layout.
I am working a car storage problem right now, and am from Louisville, originally, but location in the city, as well as appearance, do nothing for me.
