Good morning, guys! I am in the process of setting up a train room, and I have a 9x12 area available, with a 6x1 control area immediately adjacent. I am having some trouble finding O gauge track plans that will encompass all the things I want to do: coal tower and ramp, sawmill and log loader, etc. I have attached a sketch of my area, which would involve a hinged panel of about 2x5' to allow access to the observation area in the middle (3x6). I have never worked with a multi-level layout, but thought it might give me the extra room I need. I do not need realism as much as incorporating lots of things (and fun action accessories!). Any suggestions/comments welcome! My old layout in a similar size had cutouts to access all parts of the room, but I am NOT going to crawl on the floor for this layout (too old!!).

Sorry, but you seem to be holding back some of the room dimensions. Otherwise, how are you going to access the control panel which seems to be squeezed between the layout and an outside wall?

So sorry! Yes that might be a help!!! The train area is in a shed, filling the entire right hand side. Immediately behind the control panel, moving left, is eight feet of shed to access the control panel. In the drawings, I was planning on doing a hinged section 24x54 that would lift to allow access to the observation area (and ACCESS) area in the middle, a 3x6 area. Thanks for responding!
An around the wall, folded dog bone plan would allow for running with sidings to the inside for the accessories. Sounds like you are planning a hinged lift bridge so you can run full loops as well.
This was a 12X12 plan that KenOscale designed. Something to get started with.
