Thanks Cesar! I guess I will just have friends and family over. I dont really know anyone in my area that would be interested in joining an operating group.  I would like to show it off though! I tried to keep all aisles larger than 3'

Wow, that's going to be Awesome! If you're looking to turn just the Locomotives around, you could consider a turntable instead of a Wye. I like the staging area under the table, and seems like enough room for some great scenery.

Your staying with 3 rail? I just watched your timesaver switching layout on youtube, Welldone.

George as of now I am staying 3RS. I decided that until a reliable source of 2 rail track is readily available and I have a much larger space I will continue on with my 3RS. Thanks for the kind words.

I'd suggest putting a tall barrier -- Masonite, veneer wall panel, plastic, something --between the washer and the layout end.  You'd probably be doing this anyway for scenic reasons, but I'm thinking of water getting onto the layout -- anything from a broken hose to a stray splash from the washer.

I'd also suggest making the 'hidden interchange' [ at the top of the sketch ] two tracks, assuming you'd have a way to access the turnouts.

Edited to add:  "Upon further reflection", Id like to suggest the following:

1.  Remove the power plant turnout.  Have the disappearing track from the turnout at the upper right gradually descend -- move the vertical track next to the LH wall out 5" -- so that it reaches your 'storage level' at about the same spot as your existing storage tracks.  On an expanded lower level you would now have a reverse loop + staging and storage tracks.  Now trains have to reverse at Buckeye [ for more operational interest ], you have more off-scene staging, and you can turn locos "hands off".  It could even be a different railroad, and Buckeye a joint yard.

2.  Even without the changes suggested above, I think the yard is too small, especially length.  Can you flip the layout, so to speak, so that the coal mine is at the "washer end"?
