I finally came up with a half of an idea ( going nuts for almost 1 year, trying to create a nice layout) with my limited space, 17' X 16' U shaped. I decided to just start the bench work and play it by ear. Not a very good idea, but at least it's started. I also installed a super quiet 110cfm ceiling exhaust fan for the smoking engines. This is my first layout ever, so I expect some headaches. I tried the computer track planning, but can't catch on too well. Wish me luck.

I doubt any layout I build would look as originally planned. Winging it is just too interesting. And a short attention span doesn't help...Oh look, a bug..and a doggy!Here boy!.... .....
From the pics you might want to build some access hatches on the right side of the layout---you're going to have some hard to reach places on that side.

Here's the SCARM file if you want to revisit the computer. I have your baseboard created. The inside opening dimensions are a guess. Tossed in a 28" Millhouse River TT and a Korber 304 RH. The mainline is going to squeeze by that.
Just open up and lay some track. or toss some on the deck and see what happens.

I set up an outline of the layout in RRtrack using your drawing. A lot of the notes you have on there are hard to read.
Some things to think about
- single main or double?
- simple loop or use elevations to have the main(s) cross over themselves?
- do you run big stuff? articulateds and/or 21" passenger cars. This will determine minimum curve radius

Mel, good start with the benchwork , you may want to put up a backdrop or paint the walls before you start with plywood base since the benchwork will become heavy to move if you wait too long.

I plan to have at least two main lines, as I will be running my post war Lionel in conventional, and MTH 3.0 in command. I have many transformers some old, some brand new. I also have MTH TUI-DCS. I plan on elevations, tunnels, and any other neat stuff. I will not be running any "big boys" or long pass. cars. I will be using mostly Gargraves track with my Lionel O-72 & O-30 turnouts. My turntable is an Atlas #6910. I am still thinking about the roundhouse- Atlas or Korber kit. There will also be a drop bridge access, so the trains can run all around the layout. I'm getting too old to crawl under.
