anzani, here's a photo of my O Gauge tinplate layout that is 12 ft by 4-1/2 ft.  It doesn't sound like you're into tinplate maybe, but just wanted to say a lot can be done in your space.  Go for it!  You've got three months before you will be very, very busy!

It's great that you have identified the space, but you need to take some time and examine the other questions that need to be answered, such as:

  • What do you want to accomplish in your space?
  • Are you going for a retro look, a modern look, or a mix of the two?
  • What type of locomotive power and rolling stock do you want to run? (This will determine your minimum curve requirement.)
  • Do you want a couple of simple loops or a layout with lots of sidings and industries?
  • Have you given thought to the accessories that you want to put on your railroad?
  • Have you decided on a track system?
  • How many levels of track do you want? 
  • Are you going command or conventional control?
  • Have you ever built a permanent layout before?
  • Have you considered building a smaller layout in order to become familiar with taking on a larger endeavor?
  • Will your benchwork be L-girder or open frame?
  • After the baby is born, how much time will be available to maintain the layout?
  • Will the layout be kid friendly?

Like I said, you will want to take a moment to think about the layout. The more planning you do now, the less headache you will have later.

I chopped up your reply to focus on the main points. Love the brewery idea! JT's Megasteam has a beer scented smoke fluid, so don't forget to build a working smoke stack! I will be closing on my house Thursday, so I'll be focusing on packing and moving. In the meantime, I'm sure some of the folks will be glad to pitch in ideas to help out. I'll keep your layout in mind and get back to you when time allows.
