Not sure if this is allowed but I wanted to make custom buildings. not for sale but for my layout. If you want to learn how to make your custom buildings I have decided to try to make content to help fellow modelers.

The video below shows how you can design your building and laser cut or 3d print the files. I had this same question and honestly buying a laser cutter and a 3d printer i felt was more fun/cheaper than asking someone else to and paying for structures.

As mentioned above, there's quite a few custom builders, and like Dave said, it depends on what specifications or what types of buildings you're looking for, and what price range you are looking for. I can't help myself to say this, yet it's mind-boggling that Lionel falls short of the mark with decent-looking buildings, yet they produce some of the finest detailed engines and rolling stock available. Customers of their train line have no alternative but to find other companies' structures.

The below buildings are some of the buildings Stu Gralnik of Model building Services did for me over the last several years. The factory was a total scratch build from request for a 4 story factory to fit certain dimensions. The Power House next to the factory is a modified Crow River Products machinery building housing two HRT steam boilers I built. Stu modified the building to be like a real power house. He also built the high rise around the lally  column, the church to he left of the factory and the Tattoo parlor. The next picture is the factory at night with the lighting Stu installed. The next three pictures are kits he built for me with his own touches like lights and signs.These are some of what he did for me.
