There are at least two four volume editions. The earlier one has black and while covers, the other has color covers.
I have the later edition with the color covers. I also have a hardboard Aurotec edition, with I believe is identical to the Greenberg one, other than the color of the cover. I also have some original Lionel service station material, including manuals.

From my perspective, the main difference between the hardbound single volume manual and the four volume set is the inclusion of parts lists.

Additionally, I think the four volume set has some back level pages.

What's a back level page? ....... it's a page that was made obsolete, and replaced with a new one.
Lionel would update pages from time to time, and instruct the service station to discard the old page.

I find that the Aurotec hard bound edition usually has the information I am seeking.
If not, I go to the four volume set.
And if the four volume set does not have the material I seek, I look in the original manuals.

I am not familiar with the earlier edition of the four volume set (black and white covers), or any softbound single volume manual Greenberg may have published.

A lot of the postwar Lionel service station manual is available online here:  Olsen's Library

Olsen's has also posted some prewar information, and created some of their own pages to fill gaps that Lionel left.
