Hi all

Due to a sump pump failure around the end of October I had to take down my 12' x 11' layout in a spare bedroom in the lower level of my raised ranch home. No damage to the trains but he carpeting needed to go so everything in the train room and the family room had to come out. Well, new flooring was installed and I am taking the opportunity to move the layout to the former family room. Although the room is 12' x 24' I can use only a 8' x 19' section of the room. The bench work of the old layout was Mianne so I contacted Tim and asked him to use as much of the existing bench work and reconfigure it into this space. The attached is what he came up with using all of the existing material. After re-measuring the 20' length had to be cut down to 19' but the diagram is at 20'.. The bench work is 30" but I can go up to 36" (3" on each side). Also, the "V" cut outs on the ends can be changed to plywood running straight across. I will have Tim's motorized lift section so I can get into the center . The left side will be against the wall, as will the "north" long side which is opposite the green section which is the motorized lift section.

I am really bad at visualizing a track plan so I thought I would reach out to the masters here on the forum.

I would like it to change heights, a tunnel on one of the end sections would be okay although a change in elevation only would be okay too. From past experience if there is a tunnel it should be to the right of the lift section, since if there is a derailment it will be in the tunnel and that side is not against a wall so easy access. At least a two track mainline with a cross over or three lines if it is possible. And as many storage yards as possible. I will run 18" passenger cars and various freight.

Here are a few items/things I would like to incorporate into the plan since I already own them:

1. The Lionel 213 Center lift bridge I would like to use over a 16" gorge/waterway on the north side. (I also have two 24" Lionel Truss bridges and two scale plate bridges I can use to carry the other line(s)) over the water/gorge. They would be against the long wall.

2. Lionel Command Gantry and Trackside cranes.

3. Lionel single stall engine shed, water tower and coal tower for the engine servicing center..

4. Menards American Power Plant and two Woodland Scenics power stations.

5. Menards large passenger station and several Menards and Woodland scenics buildings for the "town" including the window and door factory.

I will be using Lionel tubular track with O72" and O54" curves, O72" switches by Lionel, K-line and Ross and Ross #4 switches.

I know it is a lot to ask but over the years I have seen the magic you guys perform so I will thank you in advance.

With that benchwork config and an 054 minimum, I'm not sure how much more you could do beyond some concentric ovals, unless you're willing to have some track going across your center access in a spot or two.

I did recently put together a plan for an 8' x 20' space but the benchwork configuration was a little different, with a full 8' x 8' section that allowed me to fit in 072 reversing loops. You can see it here

You are going to have a hard time fitting in everything on your list.  The layout I'm building is essentially a square with 20' sides.    The top is 4' wide, the left side is 3.5' wide, the bottom is 4' wide for the first 9' and then it's only 2' wide (though the corner is 3' deep) and the right side is only 1' wide due to a wall.   The dimensions are driven by a staircase in the middle and the need to walk comfortably on both sides.   I have 2 loops and a branch line so I can run prototypical switching ops while trains run the loops.  The outer 2 loops are O72. The blue and green shaded track on the outermost line is elevated. The branch line has O72 for trains to enter and exit off the main but all tracks off the 'main' branch track are anything from O27 to O54 (in the small yard).  Here's my track plan with accessories:
