@Moonman designed a really nice track plan in 2014(click for old thread) for me based on my space.... 

As priorities changed and time became scarce i never got around to beginning the layout. now as i look at it i find myself realizing if i was to build this design i would have about a foot on each side to walk around the layout and very little space other than that in my basement.... 

 

I'd like to build an around the room layout but find myself short on ideas for a plan.

 

Basics:

- All Fast Track with benchwork i will make

- left side of image is entrance to basement, top and right of image represent concrete walls, right side is a framed particle board section seperating main basement from utility/laundry room.

-plan is for Legacy/Command control of all tracks/sidings. ZW-C & Powermaster 360s

-2' x 2' area at top of layout can be used like in the drawing but the 2 feet the rest of the way down that is blank cannot.

Hey Mark,

So, are the basement dimensions (the blue lines in file) correct?

Are there any other obstructions, such as, stairs, plumbing, meters, heater/ water heater access the need to be considered?

Generally, 24" wide  will make a nice size perimeter width and perhaps, using 30" wide in one area for the yard or something. One section will need to be lift up or out for access.

If you can provide that information, we'll know the space available to work with for some ideas.

You can add a peninsula for some additional area that will intrude into the center space, but not consume all of it or cause access issues.

I had to demolish a large layout and then I had to use a round-the-walls/room in a 9x19 attic space. I dropped back 3' from the entrance door and sized the layout at 9x16. I avoided a duckunder by using a drop gate( lift bridge is good also) for access to the center aisle. The right side tabletop is 40" wide (Service yard),rear 3' and left side ( Village)36" wide. Dual mainline with crossovers, entrance/exit to/from the Service yard from inner main on 084/072 curved turnouts. Unfortunately, due to health issues the layout is unfinished and dormant although trains can run on TMCC & Conventional.

My point in describing this is to suggest round-the-wall with center aisle and limit the amount of track (loops in the center?) .You can easily have 096/084 end curves for large engines with ample operating clearance.

Mark, here is an idea I worked on a while back, its 11'x16', and of course can be expanded.  This is a modular design, with modules of 3' width and 8' long, with a short peninsula section.

The plan could be modified to use Lionel's Lift-Out Extended-Truss bridges, which are pretty cool.   Not clear which direction your room access comes from - the plan could be flipped one or more directions, depending.

One construction idea is with the module surface built with 2" thick foam sheets, upon sturdy tables for support.

Dimensions in file are correct for where i want the layout. there is an additional ~8 feet to the basement all the way to the left that has a doorway to utility/laundry area and a desk, etc.... basement stairs come down and turn to look straight accross layout area. there is also a utility room behind a wall at the bottom of the image.

 

no obstructions at all in the layout area.

 

O84/O72 curves (O96 would be nice but may be a pipe dream)

I now have a hinged section jumping that gap right in front there. And that will eventually be a yard on the right side against the wall.

O72 is absolute minimum, would prefer O96 or O84 and ability to run 2-3 trains at the same time.

Ok,

so I made an around the walls table and converted the same design. Lift out/up to enter and lift out/up in center. Not sure of exact entry point near the stairs.

O96 won't fit.

Tables are 40" high. Looks like plenty of people space left. Adequate space for scenic items.
