I wasn't sure how to title this but poor planning on my part has left me a with a major problem.

I thought I would have just enough room to have 2 lanes and sidewalks with the streetcar splitting the 2 lanes. After starting to set buildings in place I find myself short on room unless i run a 1 way street or include the streetcar track with the auto lane if that makes sense by having the center rail of the streets track be the center-line of the highway. I have several vehicles with LED lights and I don't want to give up the streetcar. I could make a couple of parking lots at each end and only run the streetcar making the remaining space pedestrian walkway. I've been to a couple of cities where the main street is a large walkway and vehicular traffic is by way of side streets but I would have to shelve a lot of buildings to do that.

Any suggestions on how to lay this out in a somewhat believable manner would be greatly appreciated.

For what it's worth, having the tracks and the car lane together is very prototypical at least where I live. So, maybe the one way idea is a good solution. Or, have the car lane go the other direction and just don't have cars on the lane in which the streetcar runs. 

On my layout, I have some old abandoned train tracks buried in cobblestone that run through the town and now "car traffic" uses that road. Sort of the same idea in reverse, I think.
