My sister moved down here to Florida, about two miles from me. Her house is larger than ours and has a larger Florida room on the back. She and my mother (both moved down and are living together) have told me that they don't really use the Florida room and that I could build a small layout there. My sister and I took some measurements of the area I am allowed. I determined that I could build a layout in the space on two 36" wide hollow core doors.

 

I want to use Fastrack. I came up with this design combining 031, 036, and 048 curves, with 036, 048, and 072 switches. Any input is appreciated.

If you have room, try enlarging the two ends (locally) that have the curves, giving you a folded dogbone design. I can't tell what the room size is from your layout picture, but it should fit into most 10x12 bedroom footprints.

 

Also, you should try simulating the reach needed in your upper left corner, to be sure you can reach a derailed car in that area. It looks like you will have to place a hand on the layout, beside the building, and lean your body over the layout in order to reach the far curve of track. With a foded dogbone, you can thin this area, reducing the reach.
