Admittedly, convincing the wife on this one will be easier said than done, but I decided to try my hand at an around-the walls layout for the basement. 

 

 

Layout 13 - 01

 

The plan would be to have a main yard & engine service facility in the "back" (left side of Photo 01) of the room that would be more traditional benchwork, and then extend a 12" to 15" wide loop around the walls in the "wife's half" (the right half) that I would finish as (hopefully somewhat nice) shelves, cabinets, etc. The trade off would be more space open in the middle of the room.  For room access there's be a 40" double track lift-out bridge that could be removed when not in use (lower right of Photo 01).  The outer loop would be basically just that and would climb up to the bridge, over, then down again.  The inner loop would go to the yard & engine service areas as well as a couple of industries (maybe a mine & freight terminal - the purple tracks at the top of the layout in the SCARM file).  Part of the yard & industry access would also serve as a reversing loop for trains from either direction.  Both loops have switches & sidings to "nowhere" in preparation for the possibility of future expansion through the wall (lower left) into the other part of the basement. 

 

Any tips, thoughts, or suggestions are welcome.  I've measured & placed some of my wife's furniture in the plan as a possible arrangement, as well as a yet-to-be-purchased TV mounted on the wall by the door.  I'm thinking I'd build the benchwork around 40" to 42" high, which should put me a couple inches below the light switch and at or above the level of most of her furniture.  Minimum curve is O-72, save for the 2nd track to the mine that would be O-54.  Thanks!

NICE setup! I too know the validating procedure to get things done. I convinced my wife to let me build a railroad room in the back of the house. So far, it's coming along great!

 

I think the only thing I would change is I would add a turnout off the outer loop to the inner one. That way, if a train running the outer loop had to go to the yard, it could do so.

 

 You might need an arm stretcher on the far end of the roundhouse, but everything else looks well placed.

Nice rendition.  What are the room dimensions?  What other furniture will be in the room?  The mind's eye has a way of making you believe you have more space that really exists so spending the time now planning is key.  Besides the computer rendition, make some full size cutouts of the entire plan and place it on the floor, it will give you a clear understanding of the spacial constraints.  Also, before you place a single board in the room your wife can see the outcome and either agree or not.  Good luck, nice plan.

I guess I need to clarify - I'm in the planning stages, nothing's getting built until this room gets completely re-done.  It's basically 1/3 of the basement & measures around 14' x 24', with a 6' x 8' "notch" in the back.  I've previously posted designs involving the left half of the basement but would love to be able to use the full 24' width of the area if for no other reasons that it would enable more realistic runs of longer trains.  I wouldn't mind an extra crossover between the inner & outer loops, but most of the time the outer loop is not level with the inner as it climbs to and descends from the main bridge.  My eventual "Phase II" design (general concept image attached below) would incorporate another transition between the loops. 

 

The wife's half was to the right, and she's got (at least) a loveseat (brown), chair (green), coffee table (tan), all of which are less than 40" tall.  She has a taller wood & glass display case (tan trapezoid) that's maybe 4'-5' tall.  The objects in the images are measured to the dimensions of the furniture.  The end table next to the loveseat I threw in for looks.  I have to admit that a glance at this layout would give her the shorter straw space-wise, though.
