Good afternoon all

It's been awhile since my last post. I'm active duty and for the longest time I've been running a small oval layout in the basement. As chance and a longer-term strategy would have it, I've built a barn! The upstairs I intend to finish and make the railroad space. I used a gentlemen on YouTube to design something that was originally going to go in my basement, but the Mrs's really liked the idea of one of these barn structures on the property for several reasons and one of them being my stuff is out of the basement in order to allow expansion for my kids as they get older. I'm reaching a point where I be able to realistic scenery and enjoy that part of the hobby at a relaxed pace. I do love running trains and I'd like some nice large curves for my BigBoy and I'm open to multi-level. I also love bridges! I just stink at designing. It's not my strength. A staging area would be nice, small town, perhaps a roundhouse over the stairs. I'm curious what you guys would do with a space like this?  This is the dimensions in SCARM.  Cheers and looking forward to the discussion!

He truly is a master designer and I'm considering using him again. He likes a prototypical layout. I'm ok with a hybrid to run more trains.

I've also attached some pics of the barn!

As others have mentioned, I'm a little concerned about your stairs too. Best to avoid 90 degree turns if at all possible. Hopefully you will be there a long time to enjoy and grow your layout. Lots of potential but you might reconsider the placement and move them to the center as a little extra work now will certainly pay BIG dividends later when it would be much more difficult to do so.

For sure I'd insulate not only the walls and ceiling, but also under the floor.  Also, now's the time to consider climate control for the area.  I don't know your area of the country, but if it's more temperate there, maybe one of the Mini Split Air Conditioners, models come that are both heat and A/C, perfect for all seasons.  They're the easiest to install for a large room, and being high up on the wall, they won't interfere with any layout plans.   I have roughly 1,000 sq/ft here, and my 18,000 BTU unit works sell.  I'm in a basement, so that helps.  For a room like yours, you'll have to size it based on the climate and the actual room size.  The room looks to be roughly 28 x 16, so 450 sq/ft.
