I am looking at adding the #262 Highway Crossing Gate/Signal to add to my tubular track section. Comparing the Lionel 6-62162 to the MTH 30-1073. Both the Lionel and MTH look similar. What are the main differences?

Go with whichever one is lower in price.....for all intents and purposes they are the same thing.

Is it correct that the Lionel version the lights do not flash?
Don’t know about the modern Lionel version but it is true the lights on the postwar 262 didn’t flash. On the MTH version, the lights flash alternately in a realistic manner, it is the way to go...
I can't speak to this particular accessory, though was planning to post the same question soon as we were going to add one to the layout.
The Lionel Highway crossing (just X and lights with no arm) has internal circuitry to alternate the flashing. The red lights appear to be LED's as the "on and off" are very deliberate with no fade like you have with incandescent bulbs.
The Lionel 6-62162 lights flash left-right-left-right. Works well. I got one a couple years ago for my granddaughter's Polar Express. Hook it up to an insulated rail track section.
