Not sure how much is real or cgi but the closeups look like a real model.

How do I see the commercial??

Just hit YouTube and search "welcome to peytonville". It's everyone's dream layout opportunity.
I'm not imbedding video here because I don't want to run afoul of any TOS on outside advertisements
I can’t recall the moderators ever not allowing a YouTube link for a train-related TV ad, especially given the number of times that particular ad for Gorilla Glue has been posted. So here’s the “Welcome to Peytonville” link:

Your call. Since it was not a train-related TV ad, but an insurance commercial (without a visible train), and given the recent copyright implications to OGR, the link addition was demurred to be on the TOS safe side.
The village is calling for a train and trolley!

OGR has never restricted links due to copyright issues. That issue was tied directly to people posting photos copied from internet pages without permission and then posting them on the forum, without attribution or credit, thereby violating the copyright protection of the originator.
In fact, OGR has encouraged links to train photos on the websites where they are hosted. That doesn’t put OGR in a compromised legal position.
As for this not being train related, whether there is a link or not is immaterial. If the moderators decide the thread is not about trains, it will be deleted. The link has nothing to do with it.
It pretty much looked fake to me.. aside from some of the building appearing in closer shots.

My choice of providing the OP a simple YouTube search route and not including a link bothers you because...?

Not bothered. Just pointing out your error in assuming a link somehow violates copyright or that the link is is anyway more of a problem to a thread that may or may not be appropriate to the forum.
Back to the intent of the topic... 🙂
I agree with Lad Nagurney, Peytonville is just calling for a model train running through it. There have been a couple installments of the commercial - even including a domed football stadium https://www.youtube.com/watch?v=vG9j1S9tAI4 - so hopefully a model train will be in a future one.
The close-ups look HO Scale to me, but I don't care, ANY model train being shown on the TV medium on a nationwide scale (pun intended) with two very recognizable people, whether one watches football or listens to country music or not, is a good thing in my book.
