Found this track plan by henry krautz amongst the trolley plans around online it seems to solve my problems in a 4x12 space using 036 fastrack. Will isolate centre crossing to run switch engine back and forth to various accessories such as lumber yard and truck depo /perhaps grainery? allowing for running around the outside perimeter [WHAT-DAYA-THINK?]

Looks like you could run 3 trains at once in a small space. very nice.
