Here is an idea for an 8X14 layout that fits in an 8X16 space.   It is based on five 2X6 tables/modules with one 2X2.   It has two lift-out bridges at the entrance to the layout.   There is room for a door on the lower right into the room from either of two walls.   Access and reach is excellent for the entire layout.   The outer route is O-60 to handle O-54 locomotives.   The inner route and the two spurs are O-48 minimum, so traditional locomotives and cars will look good going around these curves.   There are industry spurs scattered around the layout, and there are O-60 cross-overs between the routes.   One long spur could serve as a staging/holding track for a third train on the layout, taking turns with the other two trains without having to take trains and cars on and off the layout to change trains.

All mainline turnouts are O-60, with some industry spurs using O-48 turnouts.   All spurs have lighted Fastrack bumpers.   A run-round track is included.   There are some industry ideas, along with one tunnel.

I really like this layout.  I have a similar space with 8' being the limiting factor.  Flipping it so the access is in the lower left would better fit my space.  I will be able to access the layout from the outside on 3 sides, so I would possibly make the center access a little smaller on those sides to be able to add some more scenery or buildings.

your design gives me lots to think about.

Here is the AnyRail file for the layout JEM.   I enjoy AnyRail for its ease in making new layouts and the nice appearance that you can obtain.

The outside O-60 loop is just over 37 feet long.   With two 8-foot trains, the separation would be 10'7" between trains.   So two short trains could be run at the same time on the outside loop using command control of some type (LionChief, Legacy,DCS).   This would allow three trains & engineers running and routing through the two loops of the layout (with a fourth 8-foot train as visible staging on the long siding).  That looks like some fun!

Wow, nice layout, I am kind of new to the hobby and been searching the web for layout ideas that would fit in my basement and came across this. The 072 version would be perfect for me.  Only thing I was wondering is if another turnout could be added to the bottom right outer loop? Kind of hard to explain, but I would like to run my trains sometime off of the layout threw a wall in my basement and turn back threw the wall to the top right side of the layout if that makes sense.
