Sprayed main tracks with cammo green to get that grayish look. Sprayed yard tracks and spurs with cammo brown. Both by Rust Oleum. Wiped the top of the rail after spraying, then again after it dried, with an abrasive track cleaning pad.
I use "Neo-Lube", available from Micro-Mark, in my rails. I brush it on before laying the track, it dries to a flat dark gray. I also like to paint some of the ties so some are black, some brown and some gray.

Thats the ideal way. the next logical is to paint your track and ties before its mounted on the layout

I've also done that on some sections.
