When managing a construction site in Terra Haute, my wife had a 3 car garage added on to the house in 2008.  She had the upper floor added for my 34 X 26 train room.  I knew about the garage, but the upstairs addition was her idea, and a bit of a wonderful surprise from my sweet Lady.  My current layout measures 24 X 28 with a wide lift bridge to the 5 X 12 peninsula interior, 5 mains on 4 levels, service area with TT (in construction), passenger yard, multiple bridges.  Have two ZWC with 6 180 bricks, 6 available 135 bricks, TPC 400, PW ZW(2), Z, VW, KW, TW, etc. for auxiliary.100_7359100_5900My wife asked why I laid all that nice flooring to simply cover it up!

My current (building now - moving along quickly!) is in a 10'x12' bedroom.  The around-the-walls benchwork is Mianne and consists of two levels with a Mianne liftgate.  All free-standing.  Nothing touches the walls.

In the end, I'll have more sqft in layout than there is in the room.

I've been able to incorporate most of my ATLAS track from the previous layout (9'x13') in the new layout.

   Our new home is a raised ranch with no real basement, the lower level has been   completely upgraded into a 29'x26' Master Bedroom hard wood floors and walk in closets, and big Master Bath, with my completely finished 26'x18' Train Room/Bar, working fire place and all, directly opposite the Master Bedroom, on the same floor.  We were very fortunate to acquire our new home, and my Train Room/Bar now has a recently constructed Ceiling Shelf type DCS/Legacy layout, around the 26'x18' completely finished Bar Room.  The Donovan's Reef, Bar Top DCS/Legacy layout has been completed and tested, the floor type 14'x8' Train layout attached to the big Bar, had most of the FasTrack laid this week, we are using the bottom of the big Bar as a pass thru Tunnel, to complete the layout design.  Wiring still to be completed sometime this week.  Engineering Planning for the additional floor type layout, on the opposite wall, is underway but not finalized at this point. Although the room measures almost 29'x18' only about 26'x16' is actual usable Train layout building space, due to the way the room was finished.  For me however it's a dream Train Room with a Bar come true.

Footprint of the basement is much smaller than those listed above, the house is a side stair cape cod built right after WW2.  I built the layout in the mechanical side of the basement because whoever designed this house has the water meter in one corner, the gas meter in the other and the furnace + hot water heater in yet another location.  Layout shares space with the furnace.  28 feet from on end to the other with an 11 foot turn at one end.  Single track, loop to loop that partially doubles back on itself.  There is one siding that penetrates the wall under the stairs to the work space and five finger yard.  I wanted to leave the finished portion of the basement, which was not very large for the boys growing up.  Now that they are gone the house will be gone as well, but not for a few more years.  Not worth the time and cost re arranging space.

My family room in basement is about 18'x24' plus or minus. Had a layout covering good portion of that area. I'm going against the prevailing tide of "I'd like more layout" to having downsized. I now happily operate my small 5x10' layout. Two ovals on first level with 54" and 42" curves. Second level dog bone has 36" and runs the full ten feet in length. Also I'm leaning more toward postwar /027 now although half my engines are command. All loops are independent.
