Not that anyone's noticed, but I've been silent on the forum for about the last month.  In August, the wife and I decided to do a little sprucing up on the house and put it on the market.  I thought we had missed the prime selling time but in September we received an offer and after two weeks of negotiations we accepted their bid.  The following six weeks have been a blur.  Thanks to my decision to use Mianne benchwork and foam for the mountains, I was able to disassemble the layout and pack everything away in boxes. After jettisoning all of our old furniture and only keeping the handful of pieces that were new, everything was packed into a 16' shipping container.  I took the almost 20-year-old van to the dealer for a thorough checkup and had them do all the necessary maintenance.  We headed East and after 9 days and 2500 miles ended up in central Florida where my wife has some relatives.  We're settled into a rental through the end of the year.  We're now house hunting and seeing a lot of new units for half the price of the house we sold in California.  I'm looking for something where I can have a dedicated train room and not the guest room/office/train room that I used to have in the old house.  If everything works out, I'll be checking the archives for ideas on a new larger layout.  The old layout was 3' X 9' so it won't take much to give me room to expand.  Hopefully, I'll be more engaged now.

Hi John,

Welcome to Florida.  I solved the problem of where to put the layout (5x10) by using the dining room, which we never use in Florida since everything is casual and we can eat at the outside table on the lanai.  That works quite well for my wife and I. It was better than tying up a bedroom or the garage, which can get VERY hot in the summer.

Welcome to the land of no basements, John!  I had a friend that bought a 4 bedroom house in Broward county, Fl and then tore down the drywall between two adjacent 10x14 bedrooms to create a great train room.  I settled for just taking over a bedroom and turning it into a dedicated trainroom. I would love to do the dining room conversion like @lionelflyer , but that is a hill that my wife would die on, LOL! No way am I going to displace her dining table and ornaments to place a layout in the middle of the house! A lot of Florida train guys convert their garages to train rooms, but you would need to install central air in the garage to make that work due to the heat and humidity. Whatever you ultimately do, you'll love it and congratulations on the move! 

Wow!  So your moving from earthquake country to hurricane country!  I attended the NMRA National Convention in Orlando several years ago.  There were many great model railroads in FL.  Some guys built sheds in their backyards for their layouts and collection.  One fellow bought a separate house for his model railroad.  Houses are less expensive in FL than in CA.  He had his own model railroad club.  Most people built their layouts in the garage.  My brother lives in Jacksonville.  He is a member of the First Coast Club.  They have their layout in a rented storage facility.  The First Coast Club displays its On30 Florida themed layout at Deland and other FL shows.  Good luck on your house hunting.  I am sure it will work out.  NH Joe (SF Bay Area)

Thanks for all the great comments and encouragement.  We're settled in a rental through the end of the year.  All the train gear is packed away in a shipping container that's making its way across the country.  We saved some money on shipping because we didn't need our stuff right away.  Shipping company offered us a discount if we could wait at least 30 days from the pickup day.  Thanks again for all the kind words.
