Because of life changes, I have been on a model train hiatus for the last two years.
My last layout was a 14’x17’ crappy basement layout and I had started the benchwork for a large extension when we decided that we would sell our house (where we had lived for the past 23 years). So, in January 2017, I slowly began to tear down the old layout and sell off all my Ross/Gargraves track and turnouts. Since I no longer had a layout and was crazy busy, I put the hobby on the back-burner.
Six months ago, we moved into a large, rental townhouse and I started to finish updating the old house to put it on the market. At the beginning of November the house went on the market, and went under contract about 3 weeks later. After what seemed like a long closing, we finally went to settlement two weeks ago! YEAA!
I now have the time and the space to move on with this new phase of the hobby.

My new layout will be a Lionel Fastrack carpet layout. It will be approximately 10’ x 16’ and will likely have O84 and O96 curves, as I have a couple of sets of 21" passenger cars that I want to be able to finally run. Here’s a pic of what I have planned:
