Looks nice, what is the exact area you are working with. You also may get more help and feedback if you move this to the Track Plans and Layout Designs. It looks similar to the one I just started using SCARM.

The room in 28' x 15' roughly. The doors kind of limit what I can do. I was trying to leave a 36" walk-way all the way from one door to the other.

Looks like a very nice plan. I am trying to plan a layout also, 1st one. I like the way you have the staging below and the yard tracks on the next level with the reversing loop up top. I have a similar size space and would like to possibly incorporate some of your ideas into my plan. Any chance you could post the RRTrack file?
I like the big time heavy duty railroad look and operation. I like to let them run at times.....and I could do that with your plan.
The way the layout is shown makes it appear that the furthest track from the front aisle is against the wall. It also appears that there is no access to the back, which is about 8-1/2 feet from the front. These two items can be a problem if they are as they appear.

Looks very nice. A quick glance seems like a lot of operational opportunities.
36" walkway will be a great idea, widest walkway will make it better as humans are larger now than ever before.
What is the grade up from the yard? And the grade from table top to upper loop?
Love the plan. You can run trains and do some switching. I don't like it when trains go up hill and then come right back down without doing something while they are up there and you have that covered by having a small siding up there. Good job. Like the lower level storage yard, too.
Like said, looks like lots of operational and just watch run opportunities which is sometimes hard to accomplish.
The layout access would be my only concern as some others have stated.
I'm just a beginner at all this so I am probably missing something, but how do you see what is going on with the lower level yard? How do you know what is down there and where its at if its all covered? It seems like it would be really hard to remember/know what you were switching without being able to see it. That is a lot of money in switches that you can't see (unless I'm missing something).
