Do you need to have two TIU's in order to have four variable channels? I have four terminal blocks feeding three lines and one feeding a yard. I have one TIU and would like to run anything on the entire layout.

If you want for independent variable channels, you'd either need two TIU's, or perhaps a Z4000 with the wireless receiver wired to the two fixed channels.
I assume you mean you want full control from the remote. GRJ is correct. The Z4k receiver is highly recommended.
Presumably you also want to run conventional.
