I'm new to DCS. The remote works fine most of the time, but once in a while it locks me out & RF out of range comes up on the remote. I'm Running a 12'x6' lay out with 2 loops off a Z-4000 & Rev-L TIU with 4 lock-on's & 3 Engines.

It sounds like a loose transceiver board in the remote or the TIU may be the problem.
Connect the TIU's Remote Input port to the base of the remote with a 4-conductor telephone handset wire (the curly kind) and see if things improve. If they do, we can move on to a simple "repair".

It seems like the telephone cord may have solved my problem, what do I need to do to fix it?
The TIU is the easiest, so I'd start there. 
Open the case by removing the six screws. Make sure the small daughter board is firmly seated, and you can optionally use some soft foam to stick on top to keep it seated in the future.
Taking the remote apart to reseat it's transmitter is a bit more involved. If you have Barry's book, he has a good description of the procedure.
