I have tried 3 different TIU’s and cannot get voltage on variable 1 & 2 with 18 volts going in but nothing going out.
Would appreciate any help as to what I am doing wrong. System has worked for many years and suddenly this has happened.

Are you using them as variable ot fixed outputs
Both are being used as variable Ben.
Check if you have power on the TIU, either the aux power or FIXED #1 MUST be powered.

To follow up on what John said look into the grill on top and see if the Red LED is On When you turn the TIU on does it blink Do the fixed ports work? How many TIU's drive your railroad
IIRC you also need to turn them on first -
e.g. if you first turn things on voltage won't pass thru it. Go on your DCS remote and change the voltage
Just ruling out the basics!
Do a factory reset and test again. Obviously it has to be set up as a track. You can change from fixed to Var on the menu, but need to select a track assigned to a Var to raise and lower voltage.
Then check fuse if still no go. G
Do you have the variable tracks programed into your remote or app? You need to do that first. Then apply a steady16-18vac to the input side. Then use the TR button to address the desired variable track and thumb wheel to raise the voltage.

If you're using the variable tracks as fixed outputs, you need to program them in fixed mode.
