Somewhere towards the end of a long thread on MTH ScaleTrax, and other track systems, a Christmas tree FT double O36 loop layout was posted. Someone asked to see it redone using FT O31 curves, so here it is. Only some minor changes, noted on the diagram, in the straights used from the O36 version:

I forgot to mention, on the original O36 version the back straight used 3 10" straights. I used 1 30" straight to eliminate some joints. If off season storage of the long straight is a problem, just replace it with 3 10" straights.

I think that is a great track plan for under the tree. I have used the O-36 version three years in a row!
How does this measure out with O-27? I am a few inches too short for the O-31. 
Logic is telling me roughly 5x3.5"?

If I remember correctly, I needed to custom make a couple short straight pieces to accommodate my 4x8 Christmas layout with this double loop conventional tubular 027
Christmas layout, to fit exactly like I wanted it too, using our Bear Climbing Christmas Tree. No big deal however.

I have a xmas platform that was built to accommodate an O-36 FT loop with one 10" straight section on two sides and about an inch and a half/two inches to spare all-around. Lionel advertises their RTR loop at 40x60, and I'm missing two straights so let's say 40x50 with the road bed, which puts my platform at about 44x54 to the edge. I think with a little creativity I might be able to just barely get it together with O-27 tubular...
