Lionel's Christmas Roadside Diner - what makes it so costly?

Referencing the Lionel Christmas diner, pg. 116 of the 2023 catalog, it states "New" but why the MSRP of $159.99. Is the same plastic mold of Lionel's Postwar Roadside Diner, that NOS versions sell for about $40? The older versions have smoke units, whereas this newer version does not.

I like the color and graphics of the Christmas diner - "Dashers Fast Bites" and "Mrs. Claus Famous Hot Chocolate" yet with a pre-order price of $130, I'd like to know if there's any value in this other than it is somewhat unique Christmas colors and graphics.
