Thank you all for your information and support with the situation at hand.  Everything is working out and moving in the right direction for sure.  I've surely caught the model railroading bug again and am thinking of taking my Aunt up on her offer of letting me keep a portion of the collection for myself.   So those of you that really don't have the space for a layout, what do you do with your trains?  Packed away for safe keeping, display an engine or some cars?  I do have some beautiful engines on hand and it would be a shame not displaying it.  Would keep a good memory of my Uncle and his/my love for the hobby.

I plan on staying around here and looking at all the great info provided!

You can display some of your train items on the wall with shelves you buy or build your own shelves like I did. I used 1 by 4 inch pine boards with brackets from Home Depot, and mounted some 027 straight track to the boards to put the trains on. If you want to light any cars use a small transformer and pull the center rail pin out if you have an engine on the track to keep it from moving. If the board is over 6 feet long use 3 brackets; one at each end and one in the center. Don't buy the pressed wood or particle board as it will collapse after a few months! Even pond pine is better then particle board.

I am primarily a collector. I have a modest sized layout. I have a few trains displayed in my living room and family room. Most of my stuff is put away.

Many folks will harrumph (or worse) and say something like: "What good are trains sitting in boxes?"

But most of the fun is in the hunt, and knowing you have those items. One doesn't need to see each piece all the time.

IMHO, when it comes to putting things on display, less is more.

If you sell all the trains, you will never have your uncle's trains again. You may purchase an identical item, but it will not have been his.

I agree with you about selling an item, you may never get the same one back again. That's part of the reason I have my dad's pre war Lionel trains and won't sell them.
