It's finally time for me to start upgrading to a big layout: from 4x8 to 8x12 (yes I know that's not very big, but it's huge for me)! No this isn't a thread just asking for track plans, I've attached some that I've made and would like input and suggestions. I can't decide on a track plan, there are several elements I'd like to incorporate but my plans usually end up being too boring or too crowded if they directly meet the criteria.  Here are my necessary elements:

Uses O-63 curves (I have 18 Gargraves O-63's with nothing to do) and Gargraves track and Gargraves/Ross switches

Has an industrial area for an MTH Tank Filling Station, Lionel Tank Car Accident and a Lionel Grain Elevator

Easily accessible

Has a small town

Has a depot

Has an engine terminal

Non-necessary criteria but would be cool:

Mountain

Pond/lake

So, I'm wondering what you think.

Thanks!

Doug

Unless your dead set for the duck under I would recommend getting ride of it.  I have a double track main 15' X 28' with a storage yard attached.  The storage yard and outside loop are all on the same TIU channel.  If I have all five lighted cabooses and passenger train running on the loop it draws a lot of amps.  One day I will isolate the yard.  I would recommend some of your storage tracks be isolated with a toggle switch so you can par these type of cars and not overload your circuit.

Ditto on the duck under. It doesn't really seem to add to the overall function of the layout.  I am not an expert by any means but there is a "S" curve in your selected separated by a very short straight section.  Depending on what you run that looks like a potential problem if you run longer equipment.

I agree, I would like the plan in my 12x12 room, except for the duck under.  You could make a lift out or swing up or down section, but I would completely eliminate the connection that says duck under.  Since you have loops around the room, I don't need it.  The aisle may be a bit narrow at one point, but if you only have people trying to pass each other, then it's okay.  All in all, it's very nice.
