About two months ago, I put my first and only N scale train on my lay-out, and there have been no problems. Which is odd, because I put it in a hard-to-clean area. Today I took it down and scrubbed the tracks with rubbing alcohol.
To my surprise, the tracks were almost clean, and the wheels on the loco were clean. My HO tracks always show grease and dirt, as do my HO loco wheels when I scrub them.
Any scientific explanations for this phenomenon?

Yes; somebody (the train fairy?) is sneaking into your layout area while you sleep and cleaning your track and wheels.

Hmmmm. Well, he would be small enough.
That is odd. It's been my experience that all track, regardless of scale, will get a build-up of "grease and dirt" when used...even Kato Unitrack.

KATO Unitrack is indeed the gold standard, yet it can get dirty!
In my experience when I was first in N scale Kato track never seemed to get that dirty but that doesn't mean it can't. Any spots where the engine might hesitate I found a paper towel run over the area will do the trick you don't need to scrub N track vary hard to get a little dirt off. O scale track the engines and cars use a little more lubricant as well as smoke fluid residue on the track which needs a little more elbow grease to clean it.
