I'd say get some outdoor-compatible track and build outdoors. You can spray your ties with UV protectant periodically.

If the garage is attached, build around the walls, leaving enough room for YOUR car. Of course, taking this option may change your residence to the doghouse, but it might be worth it. (I'm such a jerk )

Another most costly option is a TuffShed in the back yard with an electrical feed. I'm seriously looking at that option for a backyard layout  when I retire and get the heck out of California.

There's always room.  You just need to look for it.

Time for a subway or and elevated line!  I hit the same point as you 10 years back and now I have four levels.  It’s a blast!

Or, you could rip it all out and go N scale...........

I can almost hear my mom saying "go outside and play".  So I did.  Over 400ft of G Scale outdoors.  24ft long passenger trains, no problem.  It's great outside.

Or you could do the insane thing....dig out your crawl space.

Or make T-Trak modules.  I'm going to start doing that for N gauge.  This is one my brother built, as well as a Kato locomotive he repainted.
